COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 20, 2024.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not addressed. MapTucson still shows two parcels 129-05-130S & 129-05-130T and when a search for parcel 129-05-013S is conducted nothing is found. Either provide a copy of the approved Pima County Assessor’s combo form or provide a letter from the Assessor’s Office stating that the combo is in process. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 129-05-130S & 129-05-130T a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form with the next submittal.

2. The comment was not addressed completely. Per UDC Article 7.4.3.G Fractional Amounts, When the calculation of required motor vehicle , bicycle parking spaces , and EVSE spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjusted to the next lower whole number. That said the number required for ‘EXISTING BUILDING: 2 STORY BUILDING COMMERCIAL STORAGE” should be 2. COMMENT: 2-06.4.9.H.5.a – It appears that you are proposing some type of reduction in vehicle parking. Until the type of reduction is processed and approved Zoning cannot approve this plan.

3. This comment was not fully addressed. The long-term required number should be 4. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking calculation is not correct. As one of the proposed uses is construction services 2 short-term are required. The long-term calculation is not correct for the construction service 1 space per 12,000 sq. ft. GFA, minimum 2 and for the commercial storage 1 space per 40,000 sq. ft. GFA, minimum 2.
