Please indicate whether this is the case, and if so, how vertical separation is maintained between pedestrian areas, sidewalks, and vehicle use areas. 3. Keynote 25 above "Future Development" appears to refer to sidewalk. Please verify or remove. 4. If Eastern parking area is to be built with future development, it should be physically separated to prevent use of parking spaces without pedestrian circulation. | 02/13/2024 | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Wyatt Berger Lead Planner PROJECT: El Dorado Transportation Development Package (1st revision - 2nd review) TD-DEV-0223-00138 TRANSMITTAL DATE: February 13, 2024 DUE DATE: February 12, 2024 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is now February 13, 2025. 1. COMMENT: 2-06.4.9.R – This comment has not yet been addressed. Per TSM 7-01.4.3.C.5, asphalt or asphaltic concrete may be used only for jogging paths, nature trails which are part of an accessible route, and pedestrian refuge areas which are not required to be connected to the pedestrian circulation path, as listed in Section 7-01.3.3.B. Remove all references and designations to asphalt and/or asphaltic concrete on the revision sheet. 2. COMMENT: 2-06.4.9.R – Provide a continuous path along the entirety of the PAAL, unless the area designated as "future development" can be physically separated from the proposal.
