| 06/13/2023 | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Wyatt Berger Lead Planner PROJECT: El Dorado Transportation Development Package (2nd Review) TD-DEV-0223-00138 TRANSMITTAL DATE: June 13, 2023 DUE DATE: June 16, 2023 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is now June 13, 2024. 14. COMMENT: 2-06.4.9.R – This comment was not entirely addressed. Per TSM 7-01.3.3.B, a continuous pedestrian circulation path is required to connect to all bicycle parking areas. Show a pedestrian circulation path to the proposed outdoor long-term bicycle parking facility. 15. COMMENT: 2-06.4.9.V – This comment was not addressed. Provide a general note stating that mail services will be collected either within the building or through a gang mailbox. If a gang mailbox is proposed, show its location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. 16. COMMENT: 2-06.4.9.W – This comment was not entirely addressed. Keynote 34 is not depicted on the most recently submitted drawings. All sidewalks must have a minimum unobstructed vertical clearance of 84 inches (TSM 7-01.4.3.B). If you have any questions about this transmittal, please contact me at Wyatt.Berger@tucsonaz.gov or (520) 837-4951.
