COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 14 , 2024.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)
1. 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled. It is acknowledged that one section corner for the property has been added. Please ensure that all section corners are added for the project location map. There is a recent Development Package near the site that has a good example of what zoning is looking for with a project location map. Please see the Development Package document near the bottom of the page: https://pro.tucsonaz.gov/permitdetails/DP19-0157/
2. Please remove the note language on note 3 of the “Site Zoning” notes that begins with “Identify the existing and proposed use of the property…” Zoning is only looking for the UDC uses.
a. Additionally, “Retail Strip Center” is not a recognized UDC use. The specific use may be “Retail: General Merchandise Sales-Shopping Center”
b. Please add, as a general note, the use-specific standard C-1:4.9.13.O
3. 2-06.4.7.A.6 – It is acknowledged that the Mission Rd note is added to the plan. Please remove the note from the site plan and add it as a general note. You added one of the zoning comments under note #5; the note starts with: “When the proposed site is part of a larger site…”. Please delete that note and add the Mission Rd note that was printed to the site plan.
a. Please note that the zoning notes go from note 5 to note 7. Please edit the notes so they are in numerical order.
4. It does not appear that comment 7 on the previous review was addressed: “2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.” Zoning is looking for all the above information on the site plan. Ensure you show all right of way width to its fullest extent on the site plan.
5. Comment #9 was not addressed fully. Please add the Right of Way Information to the Development Package: 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.
6. Zoning acknowledges that the building heights have been added as a general note. Please add the heights of any building within the footprint of the building per: “2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).”
7. Ensure compliance with 2-06.4.9.R-Pedestrian Circulation found in7-01.3.0. Ensure particular attention to 7-01.3.3.B by showing circulation to all parking areas.
