This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is April 24, 2024. 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0223-00131, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.7.A.1 – Correct the information within “Zoning Note” 1 on the cover sheet, as C-2 zoning does not apply to this site. 3. COMMENT: 2-06.4.7.A.4 – Remove all references to the proposed “industrial” use as the proposed use is a “Heavy Equipment Sales” land use class within the “Retail Trade” land use group as defined within the UDC. 4. COMMENT: 2-06.4.7.A.8.b – Correct the lot coverage calculation to read as “7% lot coverage” and not as “0.07% lot coverage.” 5. COMMENT: 2-06.4.8.B – Ensure that the ten-foot-wide utility easement as shown on the subdivision plat map for Book 42 Page 28 is also drawn on the site plan. 6. COMMENT: 2-06.4.9.H.5.a – Sheet 2 of 2 indicates that two accessible motor vehicle parking spaces are provided; however, only one accessible space is drawn on the site plan. Clarify this discrepancy as two accessible spaces are required per IBC Table 1106.1. 7. COMMENT: 2-06.4.9.H.5.d – Per UDC Table 7.4.8-1, two short-term bicycle parking spaces per 5,000 square feet gross floor area are required for the Retail Trade land use group. Demonstrate that the general criteria of UDC 7.4.9.B.1 through .3 are met for the required short-term bicycle parking facilities. 8. COMMENT: 2-06.4.9.R – Provide a continuous path from the adjacent right(s)-of-way to all public access areas of the development (TSM 7-01.3.3). 9. COMMENT: 2-06.4.9.T – Show the location of any refused collection areas on the site. 10. COMMENT: 2-06.4.9.W – Indicate the locations of any handicapped parking signs to assure there are no conflicts with pedestrian circulation.
