This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is June 3, 2025. 1. COMMENT: 2-06.4.7.A.4 – Include the existing Single Family, Detached use within zoning and land use note number six. 2. COMMENT: 2-06.4.7.A.6 – Provide a general note on the cover sheet that states, “THE PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA OF UDC SEC. 5.4, MAJOR STREETS & ROUTES SETBACK ZONE (MS&R). 3. COMMENT: 2-06.4.7.A.6.a – Under “PARKING NOTES” on Sheet C1.0, provide a statement that the project meets the criteria/conditions of Individual Parking Plan approval, the date of approval, what was approved, and the conditions of approval. 4. COMMENT: 2-06.4.9.H.5 – Per UDC Table 7.4.6-2, the minimum width of a two-way PAAL is 24 feet. Further, per UDC 7.4.6.F.2.b, access lanes and PAALs must be set back at least two feet from a wall, screen, or other obstruction over six inches. A variance granted by the Board of Adjustment is required to reduce the PAAL width to 16.84’ as shown on the development package drawings. Zoning recommends providing a one-way PAAL and reducing the size of the outdoor patio to allow a Parking Design Modification Request (PDMR) to be pursued. Please note that a PDMR cannot eliminate any of the above requirements. 5. COMMENT: 2-06.4.9.H.5.d – Per UDC 7.4.3.E.3, expansions are cumulated over time from May 9, 1990, for the application of bicycle parking regulations. As such, the proposed outdoor patio expansion requires two short- and two long-term bicycle parking spaces. Ensure the required bicycle parking facilities comply with UDC 7.4.9. Additionally, provide, as a note, calculations for the number of required and proposed bicycle parking spaces. 6. COMMENT:2-06.4.9.I – Based on conversations with the Department of Transportation and Mobility (DTM), 1st Avenue is not proposed to be widened.
