Plan Set:
1. The grading plan is insufficient for review as it must be stamped by a registered civil engineer.
2. The following information must be included on the grading plan sheet(s):
a. Total cut/fill quantities
b. Total area of disturbance
c. Limits of grading must be delineated
d. Define the natural grade and design grade
e. As per email: Existing spot elevations
f. Per email: Flows away from the house
g. Per email: A profile of the existing vs proposed
3. The current “Drainage Note” on sheet A0.2 does not have the accurate Panel ID or Zone. Please update to 04019C1688L and Zone AE.
Drainage Report:
4. The drainage report lacks proper modeling and encroachment analysis
a. The encroachment analysis needs to determine depth & velocity changes by the proposed structure through a hydraulic modeling. The modeling should be done in the event of both situations: 1. For the perimeter wall to remain standing and 2. In the event that the perimeter wall fails/falls.
b. The provided document for encroachment used Pima County methods which are insufficient.
c. If a more conservative value for the finished floor elevation is determined by the hydrology model, then the new value will need to be adhered to rather than the provided value determined by our calculation.
