Site Engineering Review Comments:
1. Vertical Separation will be required along the pathway going from West to East. An attachment redline document will be attached to demonstrate this stipulation. This is required in compliance with TSM 7-01.4.2.A.
a. This can be achieved through the use of 6-inch curbing, bollards spaced no less than 4-ft and no more than 5-ft separate, or through some other form of physical separation.
2. The line work for the ramp shows what may either be a grade break for the ramp, or a potential unlabeled scupper going under the ramp from the planter towards the north to the access path next to the PAAL. Please correct this or label accordingly. If it is a scupper, it’d not be considered compliant as previously called out regarding TSM 7-01.4.3E

COMMENT: If a lot combination will not be pursued, please submit a copy of the Covenant Regarding Development and Use of Real Property (https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/submission-documents/covenant-regarding-development-and-use-of-real-property-udc-with-release.pdf) which indicates that the land owners and City of Tucson recognize the two parcels are functioning as an integrated site.

COMMENT: See comments from Site Engineering regarding the vertical separation required for a pedestrian path when it is between a PAAL and building per UDC Technical Standards Manual 7-01.4.1.C (C. A sidewalk is required adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAALs intervene) and 7-01.4.2.A (A. Sidewalks associated with PAALs must be physically separated from any vehicular travel lane by means of curbing, separation (minimum six inches), barriers, railings, or other means, except at designated crosswalks;).
