In addition, the water main on N Indian Ruins Road is only an 8” line. 2. Show the location and size of the proposed new water meters (i.e., domestic water and irrigation water meters). Installation of the water meters are to be 3” from the property line, in the right of way (see Tucson Water Standard Detail SD-309 https://www.tucsonaz.gov/files/sharedassets/public/v/1/living-and-working/parks-and-recreation/documents/sd-309_rev.pdf 3. Provide the development package case number, TD-DEV-0126-00014, adjacent to the title block on all sheets. 2. Provide Sight visibility triangles for all the site entrances, along Tanque Verde RD and Indian Ruins RD in compliance with TSM 10-01.5.0. NOTE: Tanque Verde RD is designated as an Arterial RD & Indian Ruins RD is designated as a local RD. These designations will be used for Table 5.3 3. Provide trash enclosure details in compliance with TSM 8-01.5.0 Provide the Waste Stream Calculations for the entire site according to TSM 8-01.8.0. It’s encouraged to use the figures presented in TSM 8-01.9.0 for minimum basis for details at least for the Dumpster layout shown. 4. Remove all unused and crossed out construction details from the plan set. Pedestrian Circulation Comments: 5. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages per TSM 7-01.3.3. Demonstrate how this is achieved to connecting street frontage along Tanque Verde RD and Indian Ruins RD as well as connecting to the trash enclosure on the south portion of the site. 6. In reference to the wheel stops for the ADA parking spaces, wheel stop curbing must be a minimum of two and one-half feet from the front of the parking space. UDC 7.4.6.H.3 Using the current scale shows a measurement of 2’-4¼” 7. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. TSM 7-01.4.0. It will be required to be demonstrated how this is achieved for the southern side of the proposed Building. Grading comments: 8. Show the 2-foot minimum grading setback from the property lines on the grading plan TSM 2-01.9.0 9. Revise trash enclosure details and grading plan to show the ramps slope being 2% away from enclosure as well as the enclosure slab sloping 1% to the gate. Drainage Comments: 10. Provide a descriptor box adjacent to each basin on the grading plan (Includes Stormwater Harvesting basins/landscaping). Include a leader arrow to the basin or provide a label for the basin and reference the label on the top of the descriptor box. Include the following applicable information in the descriptor box: a. Total volume, cubic feet or acre feet; b. If applicable, detention volume, cubic feet or acre feet; c. If applicable, retention volume, cubic feet; d. If applicable, first-flush retention volume, cubic feet; e. If applicable, Q100 in, cubic feet per second; f. If applicable, Q100 out, cubic feet per second; g. Basin top elevation, feet; h. 100-year water surface elevation, feet; and i. 100-year ponding depth, (measured from the lowest elevation of the basin), feet. DSSDR 11.1.3. This can be done through an additional detail sheet or included on current basin detail sheet if the grading plans appears too narrow for such details. 11. Keynotes 19 & 20 on the site plan call-out hand placed Riprap, ensure to include the detail that it is Hand placed riprap with filter fabric. 12. Show that erosion protection is used for all inlet and outlet structures on the Grading sheet and details. The erosion protection shall extend below the finished grade of the basin floor and/or side slope to the appropriate design depth. DSSDR 4.8.1.4 Show this for all inlet & outlet structures. 13. Basins shall have a minimum of 1 sediment level measurement device, which can be incorporated into the weir or the side slope or constructed as a separate stand-alone device. The device(s) shall be located where sediment is likely to accumulate DSSDR 4.4.1.4 14. Due to the shear amount of retention required/proposed for this development, it will be required that infiltration (Percolation) testing be done for all four proposed Ret/Det basin locations. a. Justification – Site consists of Type C & D soils which are associated with slower infiltration rates when thoroughly wetted. This is also due to retention provided exceeding 6,000+ CF b. The maximum storage time for a basin that intercepts runoff from a watershed up to 10 acres in size is 12 hours. The storage time is defined as the time required for stormwater to be removed from the basin DSSDR 4.5.1. It will be required to demonstrate in the drainage report that the basins fall within compliance of the required drain down time. c. It is recommended that more detention be provided rather than retention due to the City of Tucson’s prominent C & D soil groups. 15. Show that the Water harvesting area along the West parking area is in compliance with being 6-inches from back of curb. Drainage report comments: 16. Revise the objectives section of the report to replace “Pima county” with “City of Tucson.” When referring to the requirements that are being imposed and achieved. 17. Provide all City of Tucson Hydrologic Data sheets used for computing the 2-, 10-, &100-year peak discharges. Pima County Data sheets will not be accepted. Ensure to use the required 3-inches for the one-hour rainfall depth is used for the calculations. 18. Show that the retention/detention basin (Water harvesting basins as well) is the minimum required 10 feet setback from structures. DSSDR 5.3.1.11 If they are to be proposed within that setback, Geotechnical justification must be included in the provided Geotech report to provide recommendations on possible reduced setback requirements. 19. An inspection and maintenance protocol including frequency of inspection, a checklist of items to be inspected and recommended maintenance when an inspection identifies a maintenance requirement shall be prepared by an Arizona registrant should be included at the end of the provided drainage report. Tucson, AZ 85715 Development Package (1st Review) TD-DEV-0126-00014 TRANSMITTAL DATE: 2/11/2026 DUE DATE: 2/11/2026 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 20, 2027. Additional notes specific to each plan are required where applicable. Zoning and Land Use Notes 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 2. COMMENT: 2-06.4.7.A.4 – List the existing and proposed use of the property and any associated Use Specific Standards as noted by the standard above. Sheet 1 says the parcel is undeveloped however there is an existing building on the property. 2-06.4.7.A.6 - If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. COMMENT: 2-06.4.9.A - As this site is made up of two (2) parcels, 13315299A & 13315299B, a lot combination is required. Either provide the approved lot combination request form or a recorded Covenant Regarding Development and Use of Real Property with your next submittal. Contact Pima County for the Combo Request. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements. 7. COMMENT: 2-06.4.9.F – The zoning labeled across E. Tanque Verde is incorrect. CR-2 is not a zone category for properties located within the City of Tucson. Please label these properties with the correct zoning as noted by the standard above. 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 8. COMMENT: 2-06.4.9.H.2 – Please provide the sight visibility triangles for all entrances as noted by the standard above. 2-06.4.9.H.4 - Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned. 9. COMMENT: 2-06.4.9.H.4 – Please include the information as noted by the standard above for both E. Tanque Verde Rd. and N. Indian Ruins Rd. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 10. COMMENT: 2-06.4.9.H.5.a –Please call out the required van accessible ADA space as noted by the standard above. 2-06.4.9.L - All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval. 11. COMMENT: 2-06.4.9.L – If any new easements are proposed, please include the information as noted by the standard above. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. 12. COMMENT: 2-06.4.9.R – Please show pedestrian connectivity to both E.
