Previous comment #5 not fully addressed. As a pathway connection leading to tanque verde RD is now proposed, there is still a lack of connection to Indian Ruins RD. 2. Previous comment #7 not fully addressed. The denoted striped pathway proposed along the southern portion of the new building is not sufficient in meeting the requirements found in TSM7-01.4.0. It will be required that this pathway be a sidewalk with vertical separation. 3. Previous comment #12 not fully addressed. Erosion protection should be shown extending below the finished grade of the basin floor. DSSDR 4.8.1.4 This should be clearly shown on the grading plan. 4. Previous comment #13 not addressed. There appears to be no keynotes/call-outs referring to a measurement device, and the descriptor boxes do not point to anything relating to this. For resubmission, include a keynote showing where these staking devices will be placed. 5. Minimum freeboard shall be 6 inches within basins constructed below natural grade DSSDR 4.4.1.1 Demonstrate this for the Proposed basin (Southeast corner) 6. Delineate the slope & slope treatment used for Basin #1P 7. Previous comment #3 not fully addressed. The trash enclosure detail #6 on sheet 8 is not compliant with minimum standards regarding a double container enclosure. This includes: a. The minimum required clear space/area of 24’-8” X 10’-4” b. The minimum total enclosure dimensions c. The ramps slope being 2% away from enclosure as well as the enclosure slab sloping 1% to the gate i. It’s recommended that developments use the Figures from TSM 8-01.9.0 directly or use them as a basis for minimum information requirements ii. The property boundary/ROW line is difficult to decipher along the north portion of the project. If there is a future ROW line associated with E Tanque Verde, please show and label the line. The street landscape border should be designed to the future ROW. If the existing ROW dimension shown is the true existing and future ROW line, then please label it as existing and future. 3. Include spot elevations that match the civil grading plans at curb cut inlets, outlets and at the bottom of the basins. This will provide quick references during site inspections. 4. The Blue Texas Ranger located at the rear of the SVT can grow up to 5 feet in height. They are likely okay, but to be safe, adjust their placement slightly or possibly choose a slightly smaller variety of plant. Thank you. Per UDC Technical Standards Manual 7-01.4.1.D, “Sidewalks must connect all areas of the development and must also connect to the pedestrian circulation path located along any adjacent street…” 5. COMMENT: Per UDC Technical Standards Manual 7-01.4.1.C., “A sidewalk is required adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAALs intervene (See Figure 2)” A cross-hatched area along the southern portion of the building is shown; a sidewalk with at least 6” vertical separation is required here instead. |

There are existing facilities within the development which are not depicted upon the plan. Existing facilities are not on the plans, but do not appear to be in conflict. See attached TEP map. Further: TEP Facilities & easements missing from development plans. TEP Easements Bk 4800 Pg 523, Bk 5890 Pg 1046, Bk 7322 Pg 717 & Bk 714. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.
