THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM).

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. The existing trees are surrounded by curbing and asphalt currently. Provide barrier fencing at the dripline of the existing mature shade trees at the east and west of the new parking area shade canopy. This can be handled with a simple note on the site plan.

2. It does not appear that this construction will require the removal of the existing shade trees at the east and west of the new shade structure. If the shade trees are protected natives, then a native plant preservation plan or a NPPO waiver will be required. From aerial imagery I cannot assume that they are not protected natives, so the waiver will be required. A fillable waiver form is available at the link provided below. Take a look at the waiver and have a native plant professional complete the waiver and include it with the next submittal.

1. Provide the development package case number, TD-DEV-0126-00013, adjacent to the title block on all sheets.
2. Provide the Zoning and Land Use General note: “The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall.” AM 2-06.4.7.B.1
3. Provide the Zoning and Land Use General Note: “Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan.” AM 2-06.4.7.B.3
4. Provide the Zoning and Land Use General Note: “No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual.” AM 2-06.4.7.C.2

02/19/2026 Site Zoning Standard REQUIRES RESUBMIT 1. COMMENT: Provide a general note on Sheet 2 indicating the uses on site to be: "Outpatient, excluding blood donor centers, subject to use-specific standards 4.9.4.O.2 and 4.9.13.P" and "Retail Trade Land Use Group".

2. COMMENT: Annotate the distance between the southern edge of the new canopy structure and the existing covered parking to its south. The minimum width for a two-way parking area access lane is 24'. A canopy structure must either be at least 15' in height along a parking area access lane, or at least provide 1' of setback between the canopy and the edge of the PAAL. Indicate compliance with this standard.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 1/26/2026. There are existing facilities within the development which are
depicted upon the plan. There are no apparent conflicts at this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
