| 02/13/2026 | NPPO Standard | REQUIRES RESUBMIT | PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: INSTALLATION OF CARPORTS IN THE PARKING LOT ACTIVITY NO: TD-DEV-0126-00013 ADDRESS: 3232 E SPEEDWAY BL ZONING: COMMERCIAL ZONE (C-2) 02.13.2026 THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM). RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. The existing trees are surrounded by curbing and asphalt currently. Provide barrier fencing at the dripline of the existing mature shade trees at the east and west of the new parking area shade canopy. This can be handled with a simple note on the site plan. 2. It does not appear that this construction will require the removal of the existing shade trees at the east and west of the new shade structure. If the shade trees are protected natives, then a native plant preservation plan or a NPPO waiver will be required. From aerial imagery I cannot assume that they are not protected natives, so the waiver will be required. A fillable waiver form is available at the link provided below. Take a look at the waiver and have a native plant professional complete the waiver and include it with the next submittal. https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/applicationsforms/nppoapp-2025-v.2-fillable-1.pdf Thank you.
