This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards. Previous comment #7 not addressed – This comment was not provided as a suggestion but rather required as found in Administrative Manual 2-06.4.9.H.2 & 2-06.4.9.J & O - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. This requirement is reinforced by David Marhefka’s email correspondence that states “Be sure plan has SVTs. 2. A Technical Standard Modification Request (TSMR) will be required for the proposal of a trash enclosure for construction that differs from the established standard enclosure dimensions & designs as found in TSM 8-01.9.0. For resubmission, ensure to provide the TSMR request form so that review/approval can be given for the new enclosure proposed along the Eastern alley way. 3. The trash enclosure details and grading plan sheets must be revised to correctly show the required drainage slopes at and around all trash enclosure locations per TSM 8-01.0.0. The following slope requirements must be reflected on both the detail sheets and the grading plan for every enclosure on the project: a. The approach ramp and surrounding pavement must slope at a minimum of 2% away from the enclosure to prevent water intrusion and standing water at the enclosure pad. b. The enclosure slab must slope at a minimum of 1% toward the gate to drain away from the enclosure interior. c. These slope requirements must be explicitly labeled and dimensioned on the grading sheets and the enclosure detail for each enclosure location. A generic note referencing compliance is not sufficient — slopes must be graphically shown and confirmed on the plans. 4. The pavement/grading plan will need to be revised – The site plan (Sheet 2) shows a concrete sidewalk connecting the site to the new trash enclosure. Sheets 6 & 7 shows delineated steps. In compliance with TSM 7-01.3.2 – It will be necessary that this be revised to show compliance. This may require the establishment of a ramp. 5. Previous comment #8 not full addressed – when vertical separation is required, the minimum separation must be 6-inches. [TSM 7-01.4.2.A]. Revise the grading plan (Sheet 7) to show that 6-inch differential exists between the pavement & top of the newly proposed curbing. It currently only shows ~2-4 inches. a. The plans simply state “install new curb,” provide a PAG reference on plan set OR provide an applicable construction detail for the new curbing to be installed. |

Alvernon Way Tucson, AZ 85711 Development Package (2nd Review) TD-DEV-0126-00012 TRANSMITTAL DATE: 6/30/2026 DUE DATE: 7/13/2026 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 21, 2027. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.4.7 - General Notes The following general notes are required. COMMENT: 2-06.4.7.A.6.a – Follow up to previous comment 4: The Zoning Examiner permit number provided is incorrect as it is missing a 0. Please provide the Zoning Examiner Special Exception permit number, TP-ENT-0126-00003, adjacent to the title block on each sheet as noted by the standard above. Please include any conditions associated with the Zoning Examiner Special Exception review. Site Zoning will be unable to approve this development package until the Zoning Examiner Special Exception has been approved by all reviewers. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm. 2.
