Sight Visibility Triangles (SVT) – Near Side & Far Side (Previous Comment #1 – Not Resolved) The near-side SVT along Broadway Blvd is currently shown as 185 feet. As Broadway Blvd is classified as an Arterial roadway, the required near-side SVT is 345 feet. Please revise all SVTs along this frontage to reflect the applicable arterial standard. a. Additionally, the far-side SVT for the westernmost access entrance remains unaddressed. As a left-turn movement from the right-of-way into this entrance is possible, a 125-foot far-side SVT is required. Please demonstrate compliance accordingly. 2. Previous comment # 6 not addressed. It must be demonstrated through infiltration testing that the basin proposed falls within compliance with DSSDR 4.5.1 Storage standards that the basin drains down within the required 12hours as the basin is shown to have a max depth of 1.2’. As the comment response detailed, the timeline for the future structure is unknown, and therefore the lifetime of this basin is unknown, which means it will still be required to abide by the standards set forth. 3. Per DSSDR Section 4.4.1.1, basins constructed below natural grade shall provide a minimum freeboard of 6 inches. Please demonstrate that the proposed basin in the southeast corner of the site meets this requirement. Revise plans and/or details as necessary. 4. The bridge shown in Keynote #21 is proposed to span directly over an Access Lane. Per UDC Section 7.4.6.E.2, a minimum vertical clearance of 15 feet is required above an Access Lane. None of these vacations are included on land division application TD-DIV-0326-00020, which was submitted separately from this DP. It is the option of the customer to choose to have this DP function as a tentative plat in support of a final plat document like that already submitted. If so, approval of this DP will be required before approval of the land division (plat) document can be provided and recorded. If the customer chooses to proceed with separate submittals, the vacations of the easements must be included as part of the land division and it must first be approved before this DP can be approved. Additional comments regarding existing and required new easements are provided on TD-DIV-0326-00020. 2. COMMENT: The height of the bridge is indicated to be 9’. UDC 7.4.6.E.2. states “The minimum height clearance along access lanes and PAALs is 15 feet, except as follows. The minimum height clearance within parking garages may be less than 15 feet as permitted by the City’s adopted Building Code.” An access lane is defined as “The area within a vehicular use area serving as a travel lane or the area providing access to a property. Unlike the Parking Area Access Lane, the Access Lane does not provide direct ingress and egress to individual parking spaces”. Without knowledge of what the purpose of the proposed travel lane is, or what future development may be accessed from any part of this travel lane that remains permanent, it is assumed that this proposed travel lane may meet the definition of an “access lane”, and as such, be required to provide a minimum height clearance of 15’. 3. COMMENT: A new public pedestrian access easement or dedication may be necessary along at least the east 7’ of proposed Lot III’s flag pole as access through this area is required to travel from the public ROW along Broadway back onto the pedestrian paths on parcel 117-20-016C, owned by the City of Tucson. If an easement already exists, please show this on the easements sheet and provide a recordation number; if not, please indicate one is to be established.
