ACTIVITY NO: TD-DEV-0125-00037 ADDRESS: 722 N STONE AV ZONING: C-3 COMMERCIAL ZONE This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Item (a.) below applies to this site. UDC 7.6.2.B.2 - Buildings 10,000 Square Feet or Less: On sites where the gross floor area of the existing building (s) is 10,000 square feet or less, expansions in square footage of land area, floor area, lot coverage, or vehicular use area as follows. a. If the expansion is less than 50%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval. b. If the expansion is 50% or greater or if expansions as of February 15, 1991, cumulatively result in a 50% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the standards of this section apply to the entire site. 2. Per the above referenced Unified Development Code, the 7 parking spaces on the north side of the site that will be reconstructed and striped will require (2) shade trees. Provide a planting and irrigation plan for the trees. On the planting plan note that the planting areas will be depressed 6” for rainwater harvesting. Select the trees from the Arizona Department of Water Resources Drought Tolerant Plant List (ADWR). 3. With the re-paving, grade the new impervious area toward the new shade tree planting areas if possible. Include spot elevations and flow lines. 4. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 19, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.8.C - Provide the following for Stone Ave, dimensioned width of paving, curbs, curb cuts, and sidewalks. As the proposed expansion exceeds 25% the following comments apply. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 7. COMMENT: 2-06.4.9.H.5 – Provide a fully dimensioned vehicle use area. 8. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation shall include the number of required and provided accessible parking spaces to include the number of required and provided van accessible parking spaces. 9. COMMENT: 2-06.4.9.H.5.a – Based on 53 required vehicle parking spaces and 15 parking spaces provided a Board of Adjustment for Variance is required or you can use the Infill Incentive District (IID) process to reduce the number of vehicles, UDC Article 5.12. 10. COMMENT: 2-06.4.9.H.5.a – Clearly demonstrate how the requirements of UDC Article 7.4.11 & 7.4.12 are met. 11. COMMENT: 2-06.4.9.H.5.d – Provide a short- & long-term bicycle parking calculation that shows the number of required and provided. 12. COMMENT: 2-06.4.9.H.5.d – Clearly show the required short- & long-term bicycle parking on the plan and provide details that clearly demonstrate how the requirements of UDC Article 7.4.9 are met. 13.
