This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 30, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0125-00025, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.6.a – Remove the reference to “DAVIS MONTHAN AIR FORCE BASE (DM AFB) VICINITY OVERLAY ZONE, SUBJECT TO UDC ARTICLE 5.6.11” from Zoning and Land Use Note 5 as DM Vicinity show on MapGuide is not part of the AEZ. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 3. COMMENT: 2-06.4.8.B – There are several easements shown to be abandoned by separate instrument. These easements will need to be abandoned prior to approval of the DP. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.E - As it appears that some type of land split/reconfiguration is proposed this split/reconfiguration will need to be processed and approved prior to this DP. 5. COMMENT: 2-06.4.9.H.5 – The 40’ PAALs shown to the east and west of the proposed canopy and the 43’ PAAL shown to the north of the proposed canopy, by definition are not PAALs and should be access lanes. 6. COMMENT: 2-06.4.9.H.5.a – There appears to be a patio proposed along the west side of the proposed building. Per UDC Article 7.4.3.F.4 the area of any outdoor areas necessary to provide the service to the public or conduct the activity, such as outdoor eating areas are included in the gross floor area for parking calculations. 7. COMMENT: 2-06.4.9.H.5.d – Show the proposed long-term bicycle parking on the plan and provided a long-term bicycle parking detail that clearly demonstrates how the requirements of UDC Article 7.4.9.D are met. 8. COMMENT: 2-06.4.9.H.5.d – Clearly demonstrate how the requirements of UDC Article 7.4.9.B.1.e are met for the short-term bicycle parking. 9. COMMENT: 2-06.4.9.O – The setbacks shown on sheet 5, shown to the south property line are not correct. Per UDC Table 6.3-4.A, C-1 Zone, Nonresidential Use to a Nonresidential Zone the required perimeter yard setback is 0’-0” not 1 ½ (H). 10.
