Additionally, the cross slope of the pedestrian circulation path within the driveways must not exceed a 1:48 (2.1%). Revise site plan to reflect the preceding. | 04/10/2025 | Site Zoning Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Circle K - 7510 E 22ND ST Development Package (2nd Review) TD-DEV-0125-00025 TRANSMITTAL DATE: April 10, 2025 DUE DATE: April 10, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 30, 2026. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 1. This comment has not be addressed. COMMENT: 2-06.4.8.B – There are several easements shown to be abandoned by separate instrument. These easements will need to be abandoned prior to approval of the DP. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. This comment was not addressed. The land split number you provided, TD-DIV-0225-00024 is for address 6930 E. Camino Boleadoras not 7510 E. 22nd St. Zoning was not able to find a land split permit associated with this site. COMMENT: 2-06.4.9.E - As it appears that some type of land split/reconfiguration is proposed this split/reconfiguration will need to be processed and approved prior to this DP. 3. This comment was not addressed. See zoning comment for the removal of the required pedestrian circulation path out to 22nd St. With the large row space separating the site from the sidewalk along 22nd St and with heavier foot traffic using 22nd St, it seems to me that it would be safer to provide that path for pedestrians, even through the vehicle use area, rather than not having it and having pedestrians cut through the landscape area and into the vehicle use area looking for the path not knowing they were supposed to go down prudence and then over. There are existing facilities within the development which are depicted upon the plan. TEP Facilities will need to be removed or relocated prior to release of easement, which will be billable. Further, please see attached Book 8493 Page 606 for reference. Any newly installed equipment will require new easements. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
