Grant Rd – Covered parking addition Development Package (1st Review) TD-DEV-0125-00023 TRANSMITTAL DATE: April 8, 2025 DUE DATE: April 11, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is Marach 19, 2026. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.9 - The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet. 2-06.4.0 CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 – Provide the address for the architect and the email address for the surveyor listed on sheet 1. 3. COMMENT: 2-06.4.2.B – Provide a brief legal description within the title block. 4. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0125-00023, adjacent to the title block on all sheets. 5. COMMENT: 2-06.4.4 – The location map shall be drawn at a minimum scale of three inch equals one mile. 6. COMMENT: 2-06.4.4.B – Label all streets that abut this site on the location map. 7. COMMENT: 2-06.4.4.C – Provide the section, township and range under the location map and label the section corners, and the scale. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 8. COMMENT: 2-06.4.7.A.1 – The existing zoning listed is not complete. This site has split zoning of C-1 and R-2. 9. COMMENT: 2-06.4.7.A.2 - List the gross area of the site by square footage and acreage. 10. COMMENT: 2-06.4.7.A.4 – As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 11. COMMENT: 2-06.4.7.A.6.a - As Grant Rd is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 12. COMMENT: 2-06.4.8.B – Provide the recordation information for the “EX. 15’ ELEC EASMENT” shown on the plan. 13. COMMENT: 2-06.4.8.C – Provide the following for both Grant Rd., Rita Ave. & Edison St., dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 14. COMMENT: 2-06.4.9.F – Clearly define the zoning boundaries on this site. 15. COMMENT: 2-06.4.9.H.5 – The submitted structural sheets show the height of the proposed structure adjacent to the PAAL of “MIN. CLEAR HEIGHT 14’-0”: MAX. CLEAR HEIGHT OF 15’-0”. Based on the 14’ shown on of two things need to happen: 1) Remove the reference to MIN. CLEAR HEIGHT 14’-0” from the structural plans and clearly show that the requirements of UDC Article 7.4.6.E.2 are met, or 2) Demonstrate on the DP that the requirements of UDC Article 7.4.6.F.2.a.(1) are met. There are existing facilities within the development which are depicted upon the plan; however, there are no apparent conflicts with the present pad mount transformer at this time. Further, Book 7978 Page 1098 has been attached as reference for the existing facilities located within the project boundaries. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
