1. The pedestrian circulation path along the project property frontage must be brought into compliance with Section 10-01.4.0 of the UDC Technical Standards Manual. This includes the replacement of any non-compliant curb access ramps, as well as any sidewalk sections that are cracked, broken, or exhibit a cross slope greater than 2%.

Identify and note on the site plan the specific sections of the pedestrian path along Wilmot Rd that require replacement. These sections should include areas where the sidewalk is cracked, broken, or where the cross slope exceeds 2%.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. This is not a commercial land use, but the site does include a commercial scale parking area and required landscape and should include a commercial rainwater harvesting plan, or would “Charter School” land use be exempt from the CRWHO per the Charter School Exemption Letter T13SA00115? If the project is exempt, can a bold note be added to the landscape cover sheet that states why it is exempt from the Commercial Rainwater Harvesting Ordinance?

2. The landscape plan does call out all landscape areas to be depressed 6-9” which is great. The parking area islands do not show any contouring or callouts for the depressed landscape planting areas. At the minimum can callouts be added to those areas so that they aren’t missed during construction? They can be “rainfall only” catchment areas with no curb cuts. If the grading works towards the planting areas, then it would be preferable to have the curb cuts in strategic locations at inlets and outlets of the depressed planting islands in the parking area. Or coordinate with the civil engineer to make sure that a contour is added to the grading plan and match the linework on the planting plan.

3. Update the Native Plant Preservation general note on sheet 11 of 14 to see the NPPO Waiver.

4. Add PVC sleeves to all irrigation lines crossing hardscape.

5. Make sure trees and shrubs are on separate valves and show the individual lines for trees and shrubs on the irrigation plan.

6. Can the wording “screened rock” be added to the “SR” sized rock call outs?

7. Provide the development package case number, TD-DEV-0125-00016, adjacent to the title block on all sheets. 2-06.4.3

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 9, 2026.

Zoning acknowledges that this site qualifies for the charter school exemption, T13SA00115 exemption letter dated 04/30/2013 but the following comments need to be addressed.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 2/11/2025. There are existing facilities within the development which are
depicted upon the plan. There are possible conflicts with new water lines and existing
TEP electric lines, please see redlined plans, attached. Further, attached is Docket
3723 page 119. Existing facilities must be removed or relocated prior to releasing
easement.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
