This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-6 and Technical Manual (TM) Section for waste management, Pedestrian Access, Hydrology -Retention/Detention Requirements, and all site standard code.

Site Engineering Comments:
1. The drainage report must be revised to show compliance with the City of Tucson Detention requirements. It appears first-flush retention has been justified, but it is required that balanced basin requirements are met. “Within a balanced basin, post-developed peak discharge rates shall not exceed pre-developed peak discharge rates at the project boundary.” DSSDR 3.1 As it stands the report shows a 1.85 cfs increase which is not compliant. It must be demonstrated that the site does not create an increase to the sites discharge rate.

THIS PLAN HAS BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT CRITERIA IN THE CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC) ADMINISTRATIVE MANUAL (AM) SECTION 2-11 AND TECHNICAL MANUAL (TM) SECTION FOR LANDSCAPE, NATIVE PLANTS, AND WATER HARVESTING.

PLEASE RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, WHICH STATES HOW ALL OF THE SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. The commercial rainwater harvesting plan looks good. Note number 7 states to see the civil grading plan for information pertinent to the proper construction and function of the water harvest system. Provide identical line work on the grading plan as shown on the commercial rainwater harvesting plan. On the grading plan add contouring, spot elevations at the north end of the site (landscape border/WHIA’s and subwatershed).

2. Will SW # 1 and SW # 2 overflow to the south? If so, provide curb cut outlets to control overflow from the WHIA’s.

3. This project is subject to the Commercial Rainwater Harvesting Ordinance. A separate irrigation water meter is required for the site and the meter needs to be an “irrigation only meter”. The new meter is required per the City of Tucson Water Department and their water use records in the future for the area subject to the Commercial Rainwater Harvesting Ordinance.
