REVIEW #2 - 09.30.2025

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. COMMENT NOT FULLY ADDRESSED: Provide a standalone planting plan and a standalone irrigation plan with the next submittal. Include a planting details sheet and an irrigation details sheet. All of the planting and irrigation details can be placed on one sheet if there is enough space. The following link contains most of the details needed in PDF format that you can use in completing the landscape plan set under LANDSCAPE DETAILS: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects

2. The required parking lot canopy trees are accounted for. Include a calculation for required and provided parking lot canopy trees on the planting plan for reference.

3. COMMENT NOT FULLY ADDRESSED: For the new building expansion and parking area expansion provide a commercial rainwater harvesting plan and applicable calculations. Make sure the commercial rainwater harvesting plan is coordinated with the civil grading plan. IE: Spot elevation, percent slopes, downspouts, scuppers, curb cut inlets and outlets, basin shape, basin side slopes, basin depths, etc. ADDITIONAL CLARIFICATION COMMENT: Include a standalone commercial rainwater harvesting plan. At the proposed area only (new building addition, new asphalt PAAL/parking spaces and new planting areas) include square footages for subwatershed, water harvest infiltration areas and plant canopy areas. Include these numbers on the water budget spreadsheet and include the spreadsheet on the commercial rainwater harvesting plan or on a separate sheet. If a copy of the budget table is needed, please reach out and PDSD will provide the spreadsheet for your use.

4. The existing tree to be transplanted on site shown within the NPPO waiver and on the planting plan legend is not shown on the planting plan. Include its final location on the planting plan.

5. Include proposed inorganic groundcover hatch in all planting areas including tree planter islands. Call out screened rock or to match existing inorganic groundcover like it is shown in the street landscape border planting area.

Thank you.
