COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is 01/30/2025.

2-06.4.0 Content Requirements:

1. 2-06.4.3 - The administrative street address and relevant case numbers (development package document,) shall be provided adjacent to the title block on each sheet.

COMMENT: Provide the permit number, TD-DEV-0124-00024, in the Title Block.

2. 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

COMMENT: Provide the above information in the Notes section.

3. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

COMMENT: Food Court in the C2 zone has the following Use Specific Standards UDC 4.9.4.M.1, .6, & 7, 4.9.13.P, add these standards to Note 4.

COMMENT: Note 9 states “Central Grease Trap Not Applicable”. Per Use Specific Standard 4.9.4.M.7.B, states one is required. Identify the central grease trap on the site plan.


2-06.4.8 - Existing Site Conditions

a. 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

COMMENT: The site property boundaries do not look accurate. Provide the correct property dimensions and clearly show the property lines on the site plan.


2-06.4.9.H Proposed Traffic Circulation

4. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

a. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

COMMENT: Parking spaces must be at least 8.5 feet by 18 feet.

COMMENT: Two- way PAALS must be at least 24 feet wide. The fence openings as shown on the site plan do not meet this requirement and will need to be widened to allow for 24 feet width of access.

5. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

COMMENT: Provide a dimension for the proposed portable restroom. Per UDC Table 6.3-4.A, A nonresidential use in adjacent to a residential zone requires a minimum setback of 1 ½ time the height of the building wall setback. The portable restroom must meet this requirement.

6. 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

COMMENT: If there are to be any shade structures over the seating area and/or foot truck locations provide the height on the site plan.

COMMENT: Aerial imagery shows a shed in the northwest corner of the property. Show it on the site plan. If the shed is to be demolished or moved label it on the site plan.
