Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 2/5/2024. There are existing facilities within the development which are not depicted upon the plan; further, there is a possible conflict concerning Pole units 366, 354 and 355 as well as Riser VMGC-3 May. Unable to verify on customer
drawings.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our land Resources Department,

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is February 7, 2025.

1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0124-00023, adjacent to the title block on all sheets.

2. COMMENT: 2-06.4.7.A.6 – Provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA OF UDC SECTION 5.4, MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R).”

3. COMMENT: 2-06.4.8.C – Columbus Boulevard is incorrectly labeled Catalina Boulevard and shall be corrected on all sheets. Columbus Boulevard is also not considered a local street and should be relabeled as a collector identified on the Major Streets and Routes Plan.

4. COMMENT: 2-06.4.9.E – As the site consists of two parcels, provide a lot consolidation request approved by the Pima County Assessor’s office or a recorded Covenant Regarding Development and Use of Real Property with your resubmittal: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/submission-documents/covenant-regarding-development-and-use-of-real-property-udc-with-release.pdf.

5. COMMENT: 2-06.4.9.F – Provide the existing zoning classifications across Grant Road on the site plan.

6. COMMENT: 2-06.4.9.H.5 – Provide wheel stops for the 41 motor vehicle parking spaces proposed for reconfiguration to prevent cars from damaging adjacent walls and buildings (UDC 7.4.6.H).

7. COMMENT: 2-06.4.9.Q – Indicate the square footage and height of the proposed shrine to determine whether perimeter yard requirements apply. Per UDC 6.4.5.C.2.a, for nonresidential and multifamily development abutting an arterial or collector street, the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan, whichever is greater.

8. COMMENT: 2-06.4.9.R – Provide a continuous pedestrian circulation path that connects the development to Columbus Boulevard (TSM 7-01.3.3.A).
