COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Checklist for Minor Changes to Commercial/Industrial Sites. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 25, 2025.

FORMAT REQUIREMENTS

6. COMMENT: The location map shall be drawn at a minimum scale of three inch equals one mile, and provide the following information;
a. The section, township, and range, north arrow, and the scale will be labeled.

CONTENT REQUIREMENTS

1. COMMENT: Provide the name, mailing and email addresses, and phone number of the primary property owner of the site.

2. COMMENT: Provide the development package case number, TD-DEV-0124-00021, adjacent to the title block on all sheets.

GENERAL NOTES
The following general notes are required. Additional notes specific to each plan are required where applicable.

3. As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. It is not clear what the use is. Under Occupancy you list Group B Business and Group A Assembly and under the Parking requirement you list Office space but the calculation appears to be for Medical Office, and in the title block you list Optima Medical. Clarify the use and provide all applicable Use Specific Standards.

4. Remove all references to Floor Area Ratio (FAR) Calculation as per UDC Table 6.3-4.A FAR is not applicable in the C-1 zone.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. Until the Use comment above is addressed the vehicle parking requirements cannot be verified.

2. Clearly demonstrate that the requirements of ICC A117.1-2009 Section 502.5 are met.

2. Revise the accessible parking space sign detail to show the mounting height requirements as 60” when wall mounted or 84” when located within a pedestrian circulation path.

8. As it appears that parking vehicles are going to be allowed to overhang the existing sidewalk clearly demonstrate that a parking vehicle will not encroach into the minimum 4’ wide sidewalk.

Additional comments:

1. COMMENT: Remove all references to the building codes from the plan as they do not apply to the development package
