COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 1, 2025.

2-06.4.7.A.8 - For development package documents provide:

1. COMMENT: 2-06.4.7.A.8.c – Provide a building area expansion calculation on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. This comment was not fully addressed. 2018 IBC Chapter 11 Section 1106.5 states “For every six or fraction of six accessible parking spaces, at least one shall be a van-accessible parking space”. Key works are “or fraction of six”, that said at least 1 of the accessible space shall be a van-accessible space. Also, none of the requirements of ICC A117.1-2009 Section 502 have been shown on the plan, i.e. 502.2 vehicle space size, 502.3 vehicle space marking, 502.4.2 access aisle width, 502.4.3 length, 502.4.4 marking, 502.5 floor surface. COMMENT: 2-06.4.9.H.5.a – As the proposed project reconfigures the entire vehicle use area, clearly demonstrate that the requirements of 2018 IBC Chapter 11 Section 1106.5 and ICC A117.1-2009 Section 502 are met.

3. COMMENT: 2-06.4.9.H.5.a – The proposed accessible sign appears to be located within a pedestrian way. The mounting height to the bottom of the lowest sign shall be 84” min.

4. This comment was not addressed. COMMENT: 2-06.4.9.R – Clearly demonstrate how access is provided from the accessible parking access aisle to what appears to be a sidewalk to the north. i.e. is the sidewalk flush with the pavement or is a ramp proposed.

5. COMMENT: 2-06.4.9.R – Clearly demonstrate that the requirements of TSM Section 7-04.1.C are met for the east side of entire length of the proposed addition and along the existing building.
