This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is February 6, 2025. 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0124-00018, adjacent to the title block. 2. COMMENT: 2-06.4.4.C – Show section corners on the project-location map. Section, township, and range; section corners; north arrow; and the scale will be labeled. 3. COMMENT: 2-06.4.7.A.4 – The uses provided within General Note 4 are not uses defined within the Unified Development Code. Provide the UDC defined uses and list all relevant use-specific standards. Additionally, the “entertainment center” is likely best classified as a Commercial Recreation land use class rather than an Entertainment land use class. 4. COMMENT: 2-06.4.7.A.6.a – List the relevant annexation, rezoning, and development package case numbers within the title block. 5. COMMENT: 2-06.4.8.A – Provide property boundary information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 6. COMMENT: 2-06.4.8.B – Ensure all existing easements are shown on the site plan. If any easements exist, include the recordation information, location, width, and purpose of the easements. 7. COMMENT: 2-06.4.9.F – Show all existing zoning classifications on and adjacent to the site (including across Grant and Swan roads), with the zoning boundaries clearly defined. 8. COMMENT: 2-06.4.9.H.5.a – The number of required motor vehicle parking spaces for the site is incorrect. Per UDC 7.4.3.G, when the calculation of required motor vehicle spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjust to the next lower number. 9. COMMENT: 2-06.4.9.H.5.c – Clarify the gross floor area of the proposed restaurant/bar use. One Type A loading zone is required for restaurants and bars over 5,000 square feet gross floor area (UDC Table 7.5.5-A). 10. COMMENT: 2-06.4.9.H.5.d – Provide the number of required and proposed short- and long-term bicycle parking spaces for the change of use and new patio. Refer to UDC Table 7.4.8-1 for the number of spaces required. 11. COMMENT: 2-06.4.9.R – Ensure the existing concrete sidewalk maintains a minimum width of four feet and is installed to avoid any obstruction which decreases the minimum width to less than four feet (TSM 7-01.4.3.A).
