COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is October 1, 2025.

1. COMMENT: 2-06.4.7.A.6 – As the IID will not be used for this project, remove the reference to the Greater Infill Incentive District under "Zoning Notes."

2. COMMENT: 2-06.4.7.A.6.a – Zoning acknowledges that a Design Development Option (DDO) application has been submitted. If the requested DDO is approved, provide the case number in the lower right corner of each sheet. Additionally, as a general note provide the type of application processed, a statement that the project meets the conditions of the application, the case number, date of approval, what was approved, and the conditions of approval, if any.

3. COMMENT: 2-06.4.9.O – Per UDC 6.4.5.C.2.b, for nonresidential and multifamily development abutting a local street, the minimum required street perimeter yard is 20 feet, as measured from the street property line. The proposed street perimeter yard is 6'-1" as measured from the post supporting the canopy, and 2’-6” as measured from roof overhang to the east property line. Zoning cannot approve TD-DEV-0124-00014 until the DDO process has been completed.
