This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is January 31, 2025. 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0124-00014, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.7.A.4 – The existing use stated on the cover sheet is not a UDC-defined use and should be listed as Minor Trade Service and Repair, subject to use-specific standard 4.9.13.Q. 3. COMMENT: 2-06.4.7.A.6 – The site is in the Greater Infill Incentive Subdistrict of the Infill Incentive District (IID) (UDC 5.12). Clarify whether this zoning overlay will be pursued for this proposal. If the IID process is pursued and approved, provide the case number in the lower right corner of each sheet. As a general note provide the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any. 4. COMMENT: 2-06.4.7.A.8.b – A storage container along Ventura Street appears in aerial photography in 2018. Show the location of this structure on the site plan. Indicate whether the structure will remain or be placed elsewhere on-site. If the structure will remain on-site, provide building expansion, motor vehicle, and bicycle parking calculations for the site. 5. COMMENT: 2-06.4.8.B – Ensure all existing easements with recordation information, width, and purpose, are notated on the site plan. 6. COMMENT: 2-06.4.9.H.5 – Provide the width of the one-way PAAL. The minimum width of a one-way access lane or PAAL serving as a fire lane is 20 feet (UDC Table 7.4.6-2). Ensure a one-foot setback is provided between the PAAL and the proposed open structure (UDC 7.4.6.F.2.a(1)). 7. COMMENT: 2-06.4.9.O – Established and developing area setbacks no longer apply. Per UDC 6.4.5.C.2.b, for nonresidential and multifamily development abutting a local street, the minimum required street perimeter yard is 20 feet, as measured from the street property line. The proposed street perimeter yard is 2’-6” as measured from the east property line to the roof overhang of the structure. A Design Development Option (DDO) is required to reduce the perimeter yard from 20’-0” to 2’-6”. COMMENT: 2-06.4.9.O – A DDO will also be required to reduce the perimeter yard for the storage container along Ventura Street as measured from the south property line.
