02/21/2024 Commercial Plumbing REQUIRES RESUBMIT 1. The reduced pressure backflow prevention assembly for the new water service, the reduced pressure backflow prevention assembly for the irrigation service, and the private water meter for irrigation service all appear to be located within basin #2. Show how flooding will be prevented for the backflow prevention assemblies. Reference: Section 303.2, IPC 2018.
2. Show how the water service piping can be supported and the backfill compacted while maintaining the percolation requirements of the basin. Reference: Section 107.2.1, IBC 2018.
3. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length from the upstream entrance of the cleanout (e.g. the maximum horizontal length for the section of the building sewer identified by keynote 35 is 96 feet). Reference: Section 708.1.1, IPC 2018.
4. Revise the site drawing to indicate that backwater valves will be required for lots 1 and 11 because the rim elevation of the next upstream sanitary manhole is higher than the proposed first floor elevations. Reference: Section 714.1, IPC 2018, as amended by the City of Tucson.

Please resubmit revised drawings along with a detailed response letter which states how all comments were addressed.

Comments:
1. Site plan has a callout 53 in the ROW but there is no reference note for 53.
2. Please show a width dimension on the exiting sidewalk in the ROW. TSM 10-01.4.1 All projects which have an adjacent existing sidewalk less than four feet in width will provide a sidewalk with a minimum width of five feet.
3. Where the curb will be restored at the unused driveway aprons, it looks like the sidewalk may have a cross slope of greater than 2%. If the cross slope is greater than 2%, these sidewalks will need to be reconstructed. When they are reconstructed, please build them 5 ft wide per P. A. G. SD 200.
4. Where the sidewalk is widened to 5’, please expand the sidewalk on the curb side in order to preserve any room in the ROW between the sidewalk and the property line for planned street lighting which will be build as part of Prop 411 Better Streets Safe Streets.
5. COTC Sec.23-38 -Maximum curb cut width in residential districts is 20 feet. The minimum distance between driveways and catch basins is 5 feet. Please show these dimensions on the site plan.
6. Tie in new to existing curb per P. A. G. SD 211.
7. Tie in new to existing sidewalk per P. A. G. SD 203.
8. TSM 10-01.4.4.F - At any point where the ten-year flood discharge starts to cross a sidewalk, the sidewalk shall be designed and constructed to convey the ten-year flood flow under the sidewalk. Will the 10 year event discharge be contained in watershed B and E or will these basins outlet over the existing sidewalk? If they will outlet over the sidewalk, please show scuppers per P. A. G. SD 204, 205, or 205.5.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is , 2024.

CONTENT REQUIREMENTS

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. COMMENT: 2-06.4.9.H.5 – Review UDC Article 7.4.6.F.4 and fully dimension the back-up spur shown on the plan.

3. COMMENT: 2-06.4.9.H.5.a – The 1 required accessible parking space is required to be van accessible, 2018 IBC Chapter 11 Section 1106.5 and the dimensions shown on the plan and detail do not meet ICC A117.1, Section 502.2.

4. COMMENT: 2-06.4.9.H.5.d – Under the vehicle parking space calculation you state, “6 EXTRA BICYLE SPACES ARE USED TO REDUCE 1 VEHICLE SPACE” and then under “TOTAL OFF-STREET PARKING PROVIED you state (PLUS 20 EXTRA BICYCLE SAPCES)’, Clarify how many extra short-term bicycle parking spaces you are proposing.

5. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking calculation shows 21 bedrooms when it should be 22.

6. COMMENT: 2-06.4.9.H.5.d – The long-term bicycle parking calculation is not correct and should show 22 bedrooms requiring 11 spaces.

7. COMMENT: 2-06.4.9.O – Under “SETBACKS” you reference “MEASURED FROM BACK OF FUTURE CURB*”, this reference is not correct. Per UDC Articles 6.4.5.C.2.b the setback is measured from the street property line.

8. COMMENT: 2-06.4.9.Q – Provide the height of the buildings within the footprint of each building.

9. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B a sidewalk is required along the south side of Unit 8.
