This letter, and a record copy (for the City’s archives) of the materials recommended by the DRC, must accompany any City submittal in order to allow review of same by the City of Tucson Planning & Development Services Department.
05/17/2023 Site Engineering REQUIRES RESUBMIT 1. Please clarify the lot line on the plans splitting the parcel. I couldn’t find any documentation for the lot split and explain why it is being drawn down the middle of the access drive.
2. Please clarify the first flush retention solution. The calculated required volume is 592 cu ft and the report claims the site is achieving 600 cu ft but the grading plan labels the two water harvesting basins providing 310 cf of volume and 229 cf of volume which don’t add up to 600.
3. Per the retention/detention manual section 2.2.3 – “The total first-flush retention volume provided in each developed watershed shall satisfy the first-flush retention requirement for that watershed.” The entire eastern onsite watershed doesn’t seem to have any retention capture. Revise as needed.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 31, 2024.

2-06.4.0 CONTENT REQUIREMENTS

This comment is still applicable a reduced-scale map of the entire pad is required. Zoning acknowledges that on the location map the PAD is called out, but a map of the pad will be required.
