This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 31, 2024. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0123-00119, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.6 – As this site is within PAD-15, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 3. COMMENT: 2-06.4.7.A.8.d – The Bridges Tracking table is not complete, contact Nicholas Ross for a current copy of the Excel file. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 4. COMMENT: 2-06.4.7.A.4 – The use specific standards listed under Zoning and Land Use Note 4 in not correct. Review PAD-15 Section C.2.2.B.2 and provide the correct standards. 5. COMMENT: 2-06.4.7.A.6.a – Remove the reference to “SETBACK REQUIREMENTS” from General Note 13 as PAD-15 Table D modifies street perimeter setbacks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. COMMENT: 2-06.4.9.H.5.a – The provided vehicle parking space calculation under the Development Standards Table and the tracking table ar not correct. Review PAD-15 Section C.2.2.C.4 and provide a correct calculation. 7. COMMENT: 2-06.4.9.O – The setbacks listed under the Development Standards Table are not correct Review PAD-15 Table D and provide the correct required setbacks. 8. COMMENT: 2-06.4.9.Q – The allowed building height shown under the Development Standards Table is not correct. Review PAD-15 Table D and provide the correct allowed height. 9. COMMENT: 2-06.4.9.R – Clearly show and full dimension all landings on all proposed ramps so that the requirements of ICC A117.1-2009 Section 405.7 can be verified. 10. COMMENT: 2-06.4.9.R – Demonstrate on the ramp details that the requirements of ICC A117.1-2009 Section 405.8 are met. 11.
