COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.



Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period.



2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.



COMMENT: 2-06.4.7.A.2 - Pima county assessors website shows this site to be about 54,835 sf. This comment is only to verify the correct gross site area as the assessor's website provides estimates. If calculations provided on note 4 are verified to be correct, then ignore this comment.





2-06.4.7.A.6.b - If there is more than one lot within the site, the note should specify which lots are affected by the additional applications or overlay zones.



COMMENT: 2-06.4.7.A.6.b - As this site is made up of 3 parcels a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form with you next submittal.





2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.



COMMENT: 2-06.4.9.H.5 - The PAAL directly south of the central parking lot does not meet the minimum width of 24’ revise the width on the next submittal.





2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.



COMMENT: Per Technical Standards Manual 7-01.4.1.F “Sidewalks or pedestrian refuge areas cannot be located between any motor vehicle parking space and the PAAL providing access to that space” All parking located near the units that backs up into the sidewalks will need to be revised to meet this standard.

COMMENT: 2-06.4.9.H.5.a - Ensure all back up spurs meet the minimum requirements listed in section 7.4.6.F.4 UDC. Minimum radii for backup spurs is 3’.

COMMENT: All parking spaces must meet the minimum required width and length of 8.5’ x 18’.



2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.



COMMENT: 2-06.4.9.O - Front Perimeter yard setbacks for an established area are 20’ or 1.5 * Height (whichever is greater) measured from the structure to the property line. Provide this setback dimension for the front perimeter setback on the next submittal. (UDC 6.4.5.C.1)

COMMENT: Provide drawn distances from the structures to the property lines on the next submittal.



2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.



COMMENT: 2-06.4.9.R - Demonstrate on the site plan how the van accessible parking space can access the cluster of units B11-B16. Also demonstrate how pedestrians can access sidewalks from the central parking island located on the northwest of the property. Provide striping if necessary to show full pedestrian access and maneuverability on the entire site. Ensure this meets the requirements of section 7-01.0.0 Pedestrian access of the Technical Standards Manual.
