3. Sheet 13 states “Fill in area with Lantana Montevidensis due to new construction” but none of the sheets in the plan set show any work being done in this location. Please include this area in the plan set sheets to explain proposed demolition & construction.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0123-00102, adjacent to the title block on all sheets. 2-06.4.3

3. The proposed planting areas shall be depressed 6 to 9-inches to maximize rainwater harvesting into those areas. Currently the two main planting areas (north and northeast) do not call out the depressed landscape beds. Indicate with callouts and notes that these areas are depressed. Coordinate the landscape plan and the grading plan with contours to show the depressions. Add reference to the civil grading plan and details for construction of the basins.

4. A rainwater harvesting basin schematic detail is not a requirement but adding it to the details sheet would be a nice addition for construction clarity. If you would like to add the schematic detail and need an example, please reach out and I will email a couple of versions of the schematic for reference.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 15, 2024.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0123-00102 on sheets 13 – 18 and provide these case numbers C9-56-01, C9-74-34, C9-88-12 adjacent to the title block on all sheets.
