Rhus lancea is considered an invasive species, please consult the ADWR plant list for allowed trees. 2. Engineer & LA comment - The tables 2.2 and 2.3, pages 12-13 in the PCRFCD Manuel can be used in lieu of the Water Budget Table, the only thing that is missing is water demand for plants, which can be added. Make sure units match. Show how First Flush Volumes relate to plant water demands and storm water volumes should be directed to landscape areas. 3. Water harvesting areas should be depressed between 6 and 9 inches. These areas can be counted toward first flush retention requirements. 4. Engineer & LA comment - The landscape, water harvesting, and grading plans must match. 5. Engineer & LA comment - Identify curb inlets/splash pads to landscape areas on grading and water harvesting plans. 6. Please provide all landscape calculations on the landscape plan, including required trees for the parking areas, Admin. 03/15/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Chick-Fil-A – Drive Through Development Package (1st Review) TD-DEV-0123-00102 TRANSMITTAL DATE: March 15, 2023 DUE DATE: March 18, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 15, 2024. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.4 – Remove sheets 9 – 13 as they are not site related and will not be reviewed during this review. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 – Provide the email addresses for the project team members listed on the cover sheet. 3. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) on each sheet within the title block. 4. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0123-00102 & C9-56-01, C9-74-34, C9-88-12 adjacent to the title block on all sheets. 5. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information. 6. COMMENT: 2-06.4.4.C – The section, township, and range; section corners; north arrow; and the scale will be labeled on the location map. 7. COMMENT: 2-06.4.5 – Once comment 1 is addressed the sheet index will need to be revised. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 8. COMMENT: 2-06.4.7.A.1 - List as a general note: "Existing zoning is C-1/C-2." 9. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. This shall include the entire mall site. 10. COMMENT: 2-06.4.7.A.6.a - As Broadway Bl. is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) & UDC ARTICLE 5.5 GATEWAY CORRIFOR ZONE (GCR)” 2-06.4.7.A.8 - For development package documents provide: 12. COMMENT: 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 13. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 14. COMMENT: 2-06.4.9.H.5 – Until comment 16 is addressed the PAAL width requirements cannot be verified. 15. COMMENT: 2-06.4.9.H.5 – Provide access lane width dimensions for the access lane along the north side of this project. 16. COMMENT: 2-06.4.9.H.5.a – Provide a detail for both a standard and accessible vehicle parking space. This detail shall include the parking angle, see UDC Article 7.4.6.D.1, Figure 7.4.6-A and Table 7.4.6-1. 17. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation that includes the entire mall, reference DP22-0014. 18. COMMENT: 2-06.4.9.Q – Provide the height and square footage of the proposed canopies within the footprint. 19. COMMENT: 2-06.4.9.R – As you have removed the required pedestrian circulation, sidewalk, that connected Chick-Fli-A to the rest of the mall, TSM Section 7-01.3.3.B & 7-01.4.1.D either demonstrate how the requirement is met or a Board of Adjustment for Variance will need to be processed and approved. This connection shall also meet TSM Section 7-01.3.2. 20. COMMENT: 2-06.4.9.R – Provide width dimensions for the new sidewalk area along the south of the site. 21. COMMENT: 2-06.4.9.R – Clearly demonstrate that parking vehicles will not reduce the sidewalk width to less than 4’-0” along the western most parking spaces and the sidewalk east of the building.
