A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Aeriel Pictometry from Pima County Maps ( https://gis.pima.gov/pictometry/ipa/llviewer.aspx?lat=32.1273&lon=-110.9673&disc=no ) shows multiple structures on site that were constructed either in or after 2014. Staff find no permits for these. The site plan (Sheet 1) depicts these structures and though not fully dimensioned, many appear to be directly on the property lines or at least less than 1’ from the property lines. Additionally, with exception to the structures in the front yard, all of these appear to be attached to the dwelling. These include the following structures mentioned by number in the ‘Site Plan Keynote’ block on Sheet 1: The as built north covered porch labeled ‘12’; the as- built garage labeled ‘14’; the as-built storage shed labeled ‘15’; and the as-built south side porch not labeled but called out in the notes as ‘13’. As for the as-built steel ramada labeled ‘11’ and the as-built carport mislabeled as a garage (’14), these are located within the front yard, along with the carport associated with this permit. Unless evidence is produced that all additional accessory structures have been permitted by the City, all accessory structures will require permitting. Before permits can be issued, these structures will require variances from the Board of Adjustment (BofA). The Board of Adjustment has the authority to approve variances from the UDC, (UDC 3.10.3.A.1). Site Zoning cannot approve any site plan submitted without the BofA approval. Please submit an application for a BoA Variance. Lot coverage is calculated based on the square footage of all enclosed structures and the vehicle use areas. This sum of these are then divided by the lot’s square footage. Porches and ramadas are not included in this calculation. Please recalculate lot coverage. 3. Sheet 1 notes that the height of the carport from the north, south and east elevations is 9’ and the west elevation is 9’. This does not match the information provided on Sheet S1 (Elevations). Sheet S1 shows the height of the carport from the west side to be 6’ in height and the structure is on a slope. Please ensure both Sheet S1 and Sheet 1 and add the east elevation with measurements to the sheet, measured from design grade, not finished grade. 4.
