03/04/2026 Residential Zoning REQUIRES RESUBMIT PDSD TRANSMITTAL

FROM: Erick Bieber
Planning & Development Services Department – Zoning Review Section

PROJECT: TC-RES-1225-06181 – Residential Building
1849 W Calle Del Arroyito, Tucson, AZ 85713
Residential Addition/Alteration (2nd Review)

TRANSMITTAL DATE: March 4th, 2026

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) Per UDC 4.9.7.B.7, “For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.”

The proposal indicates 6 bedrooms on site. The office is considered a bedroom, as it is an enclosed space larger than 60sqft and has an accessible opening to the exterior of the building, per UDC 11.4.3. Therefore, 4 parking spaces are required. Please indicate these parking spaces on the site plan in the side or rear yard, and draw and dimension the updated vehicular use area.

2. (Comment) The site plan indicates a 4’ utility easement along the rear property line. According to subdivision records found at the following link, the utility easement is 5’. Please clarify. https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-09033&0

3. (Comment) The proposed shop is located within the utility easement. Please obtain written approval from the associated utility company allowing construction of the shop in the utility easement.
