| 01/22/2026 | Residential Building - Standard | REQUIRES RESUBMIT | TC-RES-1225-06181 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. The 2024 IRC is in effect for first permit submittals after Jan 1, 2026. Provide a separate response letter addressing each comment with location of change on the plans. PLANS: 1. Clarify the project description on sheet T1.1 and title of each sheet, R106.1.1. The plans do not include an ADU which is a dwelling unit with a major cooking appliance and would require a fire rated wall separating the units without a passthrough doorway. An ADU would require payment of a substantial impact fee if approved. 2. The addition of two bedrooms, bathroom and laundry will not require the impact fee payment. 3. A permit for the carport enclosure requires complete construction plans for verifying building code compliance before permit approval. The plans should be similar as provided for the shop. 4. The shop structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure if placed within 3 feet of the east property line in compliance with IBC Table 721.1(2). 5. Also, a roof projection (overhang beyond beam) may not extend closer than 24” to the adjoining (neighboring) property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). PLUMBING PLANS: 1. Show the water heater rating/capacity for both the room addition and shop, P2801.1. MECHANICAL PLANS: 1. Show HVAC for the enclosed carport requiring a permit, R303.9. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1. 3. Show a means of make-up air to the laundry closet (transfer grille, louvered or undercut door), M1307. ELECTRICAL PLANS: 1. Show electrical circuits and devices for the enclosed carport requiring a permit, E3404.12. 2. Show a smoke alarm in each bedroom, R314.3.2. 3. Show the shop water heater circuit size for serving the load, E3702.11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show compliance with the energy code requirements, N1102.1. Show (detail #7 on S1.1) a minimum ceiling insulation value of R-38 or provide a compliant energy path for approval. | 01/13/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Claire Leighou, Planner PROJECT: TC-RES-1225-06181 1849 W CALLE DEL ARROYITO New ADU, permitting existing carport enclosure and existing shop (1st Review) TRANSMITTAL DATE: 1/13/26 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. Comment 1: Please add setback measurements between the proposed existing shop and the south and east property lines. If the shop is less than the required 5’ away from either property line, per UDC Table 6.3-2.A, then a neighbor waiver should be used to allow a reduced setback. Per UDC Article 6.6.2.D, an accessory structure that is detached from a principal structure shall comply with the setback standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s) (1843 W Calle Del Arroyito and 1846 W San Juan Trail). My name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _______________________Date: ___________________________ Comment 2: Please include a scale with the site plan on page one. Comment 3: Check the lot coverage calculations listed on page one. Total lot coverage of 2,490 SF on a 10,080 SF lot is approximately 25%.
