This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.
Below is a list of requirements specific to your project.

1. Per Tucson’s Unified Development Code (UDC) Article 6.6.2.I, 6.6.2.I.1, and Figure 6.6.1-A, only a wall within the side and rear perimeter setbacks is allowed to exceed 6’ in height providing a minimum of 75% of the area above the 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns or wrought iron. The proposal for a 7’ CMU stucco wall shown on Sheet C1 would require that the plan meets this code for the west and east sides. Please revise the plan to meet the requirements of UDC 6.6.2.I and UDC 6.6.2.I.1.

2. The proposed 7’ CMU stucco wall along the front perimeter setback will require submission and approval of a Design Development Option (DDO). To submit an application for a DDO, please resubmit the package using the link and follow the instructions below:
