Residential Engineering Comments:
1. It is noted that two shipping containers and fence exists on the site located within the COT Christmas Wash Floodplain and each permit will require a Floodplain Use (FPU) permit.
2. The Residential Fence/Wall Permit (TC-RES-0825-04058) is in “Needs Resubmittal” and has comments requesting the applicant to apply for an FPU permit. Approval and issuance of an FPU permit is needed prior to Residential Engineering approval of the permit (TC-RES-0825-04058).
a. After approval of FPU permit, please resubmit Site Plan and Comment Response letter to TC-RES-0825-04058.
3. Each shipping container requires a “Shipping Container” permit which can be applied for TDC-Online. Please withdraw this addition/alteration permit (TC-RES-1225-06139) and apply for a “Shipping Container” permit.
a. There exists a permit with an associated floodplain use permit for one of the two shipping containers from 2019: T19CM04355 and T19OT00590.
b. As a note for the site plan to be resubmitted for the fence/wall permit (TC-RES-0825-04058) clearly identify the two shipping containers by permit number and dimensions.

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Please note: This review is for the corrugated metal fencing only. Site Zoning is aware that a separate application for the storage containers will be reviewed once the correct permit number is assigned. A revised site plan meeting the following code and comments will be helpful when submitting for the containers’ review.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. A response letter indicating how all Site Zoning comments were addressed was not provided in this resubmittal. Provide a response letter.

2. Comments from Site Zoning’s October 31, 2025 review were not fully addressed. These comments included directions on what is required in a site/plot plan using the the following link:

a. The zoning for the subject lot and the lots surrounding the lot (R-1).
b. North arrow
c. An engineer scale

e. Dimensions, square footage, and labels for all structures on the site plan
f. Lot coverage, meaning the square footage for all enclosed structures and vehicle use areas divided by the total square footage of the lot.

3. Per Tucson’s Unified Development Code (UDC) Article 6.6.2.I, 6.6.2.I.1, and Figure 6.6.1-A, a wall within the side and rear perimeter setbacks is allowed to exceed 6’ in height providing a minimum of 75% of the area above the 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns or wrought iron. The proposal for a 6’11 fence would require that the plan meets this code for rear perimeter yard. Please revise the plan to meet the requirements of UDC 6.6.2.I and UDC 6.6.2.I.1. If this is not possible, a Design Development Option (DDO) approval is required. Note: Without this approval, Site Zonng is unable to move forward with this application, so please do not resubmit a packet without first receiving the approval. Include the DDO approval letter in the next packet.
