Please address all reviewer’s comments in a separate document with all required documents for resubmittal. Residential Engineering Comments: 1. This project/site resides within the recognized City of Tucson Mabel Street Floodplain and will require a letter that the structure will remain “Contributing Historic” with the changes made to the structure due to code violation CE-VIO0423-03045. https://azstateparks.com/shpo 2. This permit will require the submission and approval of a floodplain use (FPU) permit. The FPU permit is a separate permit that can be submitted for within the "sub-records" tab of this associated building permit through TDC online. 3. The FPU permit submission will require the submission of a cost estimate form. A cost estimate of both materials and labor will be required from the contractor responsible for the project. It will break down the total cost into separate lines, separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations. If the project is Owner-Builder then provide the statement on the form: "This is an Owner-Builder project, I as the owner take full responsibility for project scope and completion." 4. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The property, containing a contributing structure within the Feldmans Historic District, falls within the Neighborhood Preservation Zone (NPZ) guidelines. An NPZ review (UDC 5.10.3) must be approved prior to Site Zoning approval of this permit ,(TC-RES-1225-06067). Please apply for a Neighborhood Preservation Zoning review. Please correct the lot coverage by excluding the porch square footage –the lot coverage should be closer to 32%. 4. Sheet A2, elevations, does not provide the heights of the walls. Per UDC 6.4.5.B.1, please include the wall heights, measured from design grade to the top of the walls for each elevation. 5. Measure and label the distances between the structures and the property lines. 6. This review is a response to Code Enforcement violation - #CE-V100423-03045. An unpermitted storage container was included in the violation but is not shown on the site plan. If the storage container is still on site, please show it on the site plan. If not, please provide an explanation on how this was addressed within the Response Letter to this review. 7. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
