Residential Engineering Comments:
Grading Permit and Associated Floodplain Use Permit
1. This project/site resides within FEMA AE Floodplain and will require the submission and approval of a floodplain use (FPU) with Elevation Certificate permit. The calculated finished floor elevation (FFE) will be required for floodplain compliance. The FPU permit is a separate permit that shall be submitted within the "Sub-Records" tab of this associated building permit through TDC online.
2. For newly constructed structures located within delineated floodplains or potential flood hazard zones both designated and undesignated, an intermediate and final elevation certificate must be filled out by a registered land surveyor and submitted to the associated FPU permit. The intermediate is to be completed PRIOR to pouring the foundation. The final is completed after construction is completed.
i. It was found that the base flood elevation (BFE) for the proposed structure is 2510.1-FT NAVD 88. This will require a minimum finished floor elevation (FFE) of 2511.1-FT NAVD 88.
OR
ii. provide a construction detail on the plan set of the location and dimensions of wet floodproofing.
iii. For the submission of the FPU permit and resubmission of the building permit, submit the construction plans with a general note that states, “structure to be built with FFE 2511.1-FT NAVD 88” OR “details of floodproofing provided per Sec. 26-11.2.(b)(8)”
3. All new construction in flood prone areas shall be accompanied by conceptual grading plans submitted as a development package "Grading Plan" for approval by the city. City of Tucson Floodplain Ordinance - Section 26-8.b.3: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az/0-0-0-19333 Refer here for all grading plan specifications and requirements relating to floodplain designation.
4. Residential Engineering will be unable to approve permit (TC-RES-1125-05707) until the associated FPU permit and Development Package (Grading Permit) is approved, and the FPU permit with elevation certificate process has begun.

Site Plan Comments:
5. All existing structures must be shown on the site plan. Aerial images show a detached structure West of the pool. Two additional structures on the west side of the property near “[E] STORAGE TO REMAIN.”
