This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

2. The shed appears to be located more than 1’ from the east side property line. Provide the distance from the shed to the east property line and from the shed to the residence.

a. Per Unified Development Code Table 6.3-2, the required setback in the R-1 zone is 6’ or 2/3 the height of an exterior wall, whichever is greater. If the shed is within the required 6’ east side perimeter setback, a neighbor waiver is necessary. Please have the owner of the property provide a waiver and have it directly applied to the site plan. The neighbor waiver should read similar to the following: I am the owner of the property at 2214 E Towner St. I have seen the site plan for 2202 E Towner St. and approve of the shed being _ feet from the property line.
