This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The plan set lacks sufficient information for Site Zoning to conduct a review. Please visit https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example and add the required information to your next site plan. Below are a few examples of what the plan needs to contain.

a. Owner name and address
b. Site address
c. The lot’s legal description is slightly incorrect: San Gabriel W57’ Lot1 Blk 12. Please correct.
d. North arrow
e. Engineer’s scale: e.g. 1” = 10’

2. Confirm whether there is a 4’ wide utility easement (per Subdivision Plat Map Book6, Page 98) located parallel to the southern property line. If this easement still exists, please show the easement on the site plan and provide a letter from the utility companies that the fencing may be allowed to be placed within the easement.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
