A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Add the lot’s legal description to Sheet ST1: Wilmot Terrace of San Paulo Village Lot 8 Blk 8 subdivision plat https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=11008 2. The Wilmot Terrace of San Paulo Village subdivision plat shows a 50-wide alley to the south of the lot. Please add the width to Sheet ST1 3. Provide zoning for adjoining lots 4. Lot coverage is calculated using the square footage of all enclosed structures and vehicle use areas (driveway, carport – see UDC 6.4.3.B.3) and excludes porches. This sum divided by the lot’s square footage will provide the percentage of lot coverage. The maximum lot coverage for the R-1 zone is 70%. Please provide lot coverage. 5. The front perimeter setback for the R-1 zone is 20’, not 14’. Please correct SheetST1. 6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
