This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Due to the requests for reduced setbacks and height increase to the north, a DDO is required. The DDO application submitted does not include the photos mentioned in the application. Resubmit an application for a DDO and include the photos. Please use the link and follow the instructions below:

2. The plan set submitted does not include a floor plan. Please include the floor plan in the next submittal.

3. Provide the 20’ width dimension of the alley on the site plan. The link to the Pima County Assessor’s Map is https://www.asr.pima.gov/ParcelData/Map/Arm/MP05/05039.pdf

4. The site plan proposes a 6’ metal wall and two 6’ gates. If including the perimeter walls with this application, construction plans for these and the gates are required in addition to their linear feet. Also, please note whether the stucco wall on the west side is existing or proposed and if proposed, include the linear feet and construction plans.

5. The lot coverage is incorrect and should not include the porch. Lot coverage is to include the existing garage (make sure it isn’t included in the vehicle use area), existing vehicle use area, existing house and proposed garage addition. Currently, these total 4,362 sq. ft. with a total lot coverage of 44% (4,362/ 9,838 = 0.443 sq. ft.) Recalculate the lot coverage and add to the site plan.

6. Per the City of Tucson Inclusive Home Design Ordinance -https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf , all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk.” Draw, dimension and label a 4’wide dust-free access route from the driveway (or apron), sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402-404 of the ADA Accessibility Standards https://www.access-board.gov/ada/chapter/ch04/ .
