Chalet Av., Tucson, AZ 85748 Shed (6th Review) TRANSMITTAL DATE: 07/14/2026 This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Residential Zoning staff read the Response Letter provided with this review cycle. Aerial Pictometry from Pima County shows that with exception to the Play House, all of the sheds were not positioned in their current place until after June 2010. What appears to be the Playhouse existed prior to 2005. The Tin Shed reference was not placed along the east property line until after 2010. What is labeled as the Large Shed was either an expansion of an earlier shed or reconstructed post 2010. Echoing earlier Residential Zoning reviews, there are two scenarios, each with separate approvals, which need to be completed. One is a process where a neighbor waiver was required if the Large Shed and the Tin sheds were located more than 1’ but still within the required 5’ side and rear setbacks. This means a neighbor waiver from the owner of 442 N. Chalet Av would be required. If the distance from the Large and Tin sheds are less than 1’ from the east property line, then a Board of Adjustment variance is required. 2. Apply for Board of Adjustment variances from the setback requirements of UDC 6.4.5.B (encroachments of structures within the 1’ required side/rear setbacks). As labeled on the site plan, the ‘Large Shed’ and the ‘Shed’ now appear to be less than 1’ to the rear lot line. Measurements are taken from the nearest walls (not the rooflines) of the ‘Largest Shed’ and ‘Shed’ to the rear lot line. Additionally, the Large Shed and Tin Shed appear to also be positioned within 1’ of the east side property line at their nearest points which can also be included in the variance request.
