Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-1225-05736 – Residential Building – New SFR 2945 N SILVER SPUR DR TUCSON, AZ 85745 (RX-2 Zoning) Site Plan Review – 1st Review TRANSMITTAL DATE: December 15, 2025 This site is in the RX-2 Residence Zone (UDC 4.7.7). A single-family detached residence is permitted use in this zone (Table 4.8-7). Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: W Goret Rd is designated as a ‘Scenic Collector’ and thus, is a ‘Major Street & Route (MS & R) and is part of the Scenic Corridor Zone (SCZ). As such, per UDC 5.3.4.A.1., A buffer area 30 feet wide, adjacent to the MS&R future right-of-way line, is required and shall be preserved and maintained in its natural state; The right of way as it stands is not slated to expand from its current location as you have communicated on your site plan. Additionally, per UDC 5.3.4.A.2., no development or improvements shall occur in a Scenic Route buffer area except as provided in Section 5.3.4.C, Permitted Improvements; (See Figure 5.3-B.) https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-3376 As currently shown, the north face of residence is only 10’-0” from the property line, not meeting the above 30’-0” standard. Update design to meet this standard and provide 30’-0” dimension and scenic corridor buffer graphic demonstrating compliance. 2. COMMENT: The site plan provided is incomplete. a) Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example More Specifically: 1) Update site plan to include 7.5 wide utility easement https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=18061 2) Provide missing dimension from centerline of N Silver Spur Dr to property line 3) Dimension driveway and any other parking spaces or areas serving as a vehicular use area. 4) Update Curve length per subdivision length (78.54’) https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=18061 5) The floor plan graphic on the site plan does not match the floor plan on sheet 3 of 10. Update site plan with current-correct floor plan. 3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.
