PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

PLANS:

1. Provide a complete roof framing plan with a ridge member sized with appropriate load carrying capacity. Show the ridge structural member as a full sized beam with appropriate load bearing rating when the roof pitch is less than 3” to 12”, R802.3. Or show all roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms including the bedroom, R303.9.

ELECTRICAL PLANS:

1. Provide electrical load calculations for determining the sub panel feeder size, E3602.2.
2. Show a dedicated 2O AMP small appliance circuit at the food prep countertop receptacle outlet with GFCI protection, E3902.6.
3. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.


01. COMMENT: Per UDC Section 4.9.7.7., three parking spaces are required for any single-family dwelling in the R-1 zone with five bedrooms (as defined in the UDC). For every bedroom over five, one additional space is required for each bedroom. Per Zoning Administrator’s determination on June 13, 2005, a proposed room is not considered a bedroom if it has a “permanent opening to the existing house with a minimum width of 5 ft if connecting to a living room, dining room, kitchen or bathroom or 50 percent of the length of the wall if connecting to any other room.”

It appears that there may be a total of six bedrooms on the property (between the primary residence and detached sleeping quarters). Draw, dimension, and label the direct opening between the family room and the dining room in the principal residence. As stated above, if the opening to the dining room is less than 5 ft in width, the family room is considered a bedroom, making it a total of six bedrooms and requiring one additional parking space. If this is the case, here are some options:
a. widen the direct opening between the family room and dining room to a width of 5 ft or greater;
b. widen the opening between the bedroom and studio to 50% of the length of the wall in the detached sleeping quarters; or
c. add one additional parking space, either in a side or rear perimeter yard.

02. COMMENT: Draw, dimension, and label the vehicular use area on the site plan, which includes parking spaces, (as defined in the UDC). List the vehicular use area under lot calculations and include it in the total lot coverage calculation on the cover sheet (UDC Section 6.4.3.).

03. COMMENT: The maximum lot coverage allowed in the R-1 zone is 70% (UDC Table 6.3-2.A), not 30% as stated on the cover sheet. The maximum building height allowed in the R-1 zone is 25 ft (UDC Table 6.3-2.A), not 34 ft as stated on the cover sheet. Please revise.

04. COMMENT: Draw and label the 2 ft wedge curb location, which is 18 ft from the centerline. Dimension the back of curb location to property line, which is 7 ft (per COT As Built paving plan I-682).

05. COMMENT: Draw and label the 5 ft overhead easement as recorded per map and plat 11/013.

06. COMMENT: Provide setbacks for all structures on site, including the principal residence.
