COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.
a. Provide a lot coverage calculation on the plot plan.
b. Provide the legal description “WLY PTN S145' E1075' SE4 SE4 .93 AC SEC 22-14-13” on the plot plan.
c. Provide the zoning of the property and all adjacent properties on the plot plan.
d. Provide setback dimensions from structures C & D to the property line to the east. Perimeter yard setbacks are based on the greater of 6’-0” or 2/3 the height of the exterior wall as measured from design grade to the highest point of the wall, UDC Article 6.4.5.B & Figure 6.4.5-A.
e. Provide the height of the structures E & F. Based on the 5’-0” setback shown the structures do not meet the minimum required 6’-0” setback. At a minimum a neighbors setback waiver will need to be secured for the reduced setback. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
