This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Previous comment 1 not addressed. The property abandonment document 20152870105 states the front 15’ of the parcel is subject to “perpetual non exclusive easements for the maintenance, repair and replacement as necessary of existing sewer, gas, electric, communications and cable television lines and facilities, including the right to ingress/egress thereto, in favor of Pima County, Southwest Gas Corporation, Tucson Electric Power Company, CenturyLink Communications, and Cox Communications respectively, in, on, under, over, across, through the above described parcel”. Please provide written approval from all mentioned entities to place your metal fence in the proposed location.
