This site is located in the R-3 zone (UDC 4.7.12). Multifamily is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6 1. There appears to be a discrepancy between the description provided in the permit system and what is shown on the plans. Studio Remodel completed without permit refers to a dwelling unit, the site plan calls out “EXISTING STUDIO (SLEEPING QUARTERS REMODEL’. Clarify what you are proposing. Based on the floor plan this is a dwelling unit. Zoning was not able to find approved permit documents for 3 dwelling units on this site. Provide approved permit documents for 3 dwelling units on this site. If you are not able to provide approved permit documents, based on the submitted plans there are 3 dwelling units on a single site and a Development Package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. If you are proposing a “SLEEPING QUARTER” the double bowl sink will need to be changed to a single bowl bar type sink, the full size refrigerator changed to an under counter refrigerator and the stove will need to be removed.
